Concept / Design Development
Concept Stage-
The design stage starts with a face to face meeting which will help to clarify your requirements and a design brief will be prepared.
Then to explore all possibilities a few different design schemes will be proposed. Your preferred option will form the basis for developing the final design.
The schematic designs will be based on the mandatory requirements of local Council. For example site setback and maximum permissible built up area are regulated by the Local Council.
The design process leads you through a progression of designs so that you are satisfied with the final design. The design is still considered to be in the concept stage till you approve of a design scheme.
Design Development Stage-
This is the stage where the schematic design is refined and fully detailed to meet your requirements.
This stage finalises the building and all the materials and finishes to be used both inside and outside.
At this stage an appointment will be taken with the local Council and the design in detail will be looked at by the council to identify any issues which may come up during the development application stage. By taking care of such issues at this stage, the next stage of DA goes off smoothly.
Different Councils have different requirements for DA applications. Typically the set of drawings and documentation for a DA will include-
Development Applications (DA)
Development Application (DA) Design is developed to produce detailed drawings with finishes. Depending on the scale of the project we co-ordinate with different consultants such as Structural and Storm water engineer's to implement their details in the Architectural Drawings.
Plans of all levels, including roof plans at 1:100 scale,
Site Analysis and location plans at 1:200 or 1:500 scale,
Sections at 1:100 scale,
Elevation at 1:100 scale,
Shadow diagrams at scale 1:100 or 1:200,
Landscape drawings,
Specifications,
Stormwater engineers drawings,
Structural engineers drawings,
Notification plans for neighbours.
BASIX certificate.
For a house, usually the DA and CC drawings are combined in a single application saving time and application fees. For projects such as Villas and bigger projects the DA and CC applications have to be made separately to Council.
Construction Certificate (CC)
Following Council approval of the development application drawings ( DA ) we can start preparing drawings and specifications which will be used in the construction process. For Houses and other small scale projects DA and CC can be submitted at the same time. In larger scale projects the CC has to be lodged to council separately. CC can also be passed by a private certifier.
Drawings included in the CC stage are the same as DA but with more details like schedule of finishes and schedule of doors and windows. These drawings can be used for Construction.
BASIX certificates
What is BASIX and how does it work?
Introduced by the NSW Government, BASIX ensures homes are built to be more energy and water efficient. BASIX is on-line program that assesses a house or unit design, and compares it against energy and water reduction targets. The design must meet these targets before a BASIX Certificate can be printed. Every development application for a new home must be submitted to Council with a BASIX Certificate.
BASIX uses information such as site location, house size, type of building materials and fittings for hot water, cooling and heating. It is important to realise that the commitments made during the BASIX process are shown on the final certificate and must be marked on the plans, and adhered to during the building process.
